Holding Deposit (per tenancy) : This is to reserve a property. This may be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Yes, we create an online account with an independent referencing company. They will contact you with instructions for logging into their secure website and with details of the information that you will need to supply for the referencing process (this will include a credit search).
We will contact you to organise the documents for your tenancy and we will instruct one of our selected inventory clerks to book an inventory for you.
One of our Lettings officers (or a local agent) will make an appointment with you at the property or our offices to sign the tenancy agreement, carry out Right to Rent ID checks and arrange key handover (all final balances will need to have been paid before this point).
No, this is often carried out before move in and we will issue you with a copy of the inventory. You then have 10 working days to contact us to query anything on the inventory, after which time it will be deemed that you are in agreement with it.
All occupants over the age of 18 will need to be present at the Tenancy Agreement signing as we will need to carry out ID checks under the Right to Rent regulations

We usually require a deposit equivalent to one month’s rent (up to a maximum of Five weeks’ rent). The security deposit and first month’s rent must be paid in cleared funds before commencement date of the tenancy. We will require proof of the cleared funds on or before the start date of the tenancy.
We are fully compliant with current legislation and members of The Tenancy Deposit Scheme (TDS), one of the Government approved schemes for protection of security deposits. Your deposit will be registered in the scheme and you will receive a confirmatory certificate shortly after you move into your new home.
Most of our properties are available with a deposit alternative option which means that instead of paying a traditional security deposit, you would pay a fee of one weeks rent between the household to become a member of flatfair (a deposit-free renting scheme) which significantly reduces the up-front costs. This fee is non-refundable and is not a deposit so cannot be used towards covering the cost of any future damage. Please see www.flatfair.co.uk for further information.
No, as a business we have offered to waive any payments to us from Flatfair in order to make this option as affordable as possible for the tenant, allowing us to offer this option at a flat cost of one weeks rent (no VAT).
We have introduced this option as an alternative so as tenants have a choice, between a one week, one off payment OR the standard one month deposit to be held for the duration of the tenancy.
