We recognise that as a leaseholder it is important your home is in a well-managed and maintained block and we take our responsibilities seriously
Reactive and Planned Maintenance
We are responsible for the general maintenance of the communal areas, which can include the following:
- Communal grounds and landscaped areas
- Internal and external communal areas including hallways, landings, stairwells and common lighting
- The main structure and fabric of your building
- Fixed plant and equipment, including lifts, communal boilers, water storage and distribution systems, drainage, telecommunication and security systems
- Passive and reactive fire safety equipment
- Reactive maintenance works including unforeseen repairs and emergency issues.
- Planned maintenance including cyclical redecoration, renewals, gardening and cleaning etc.
Building Safety
Keeping residents safe is one of our highest priorities.
We work closely with building owners, residents, and specialist contractors to help ensure the buildings we manage are safe, well maintained and compliant with current legislation, including the Building Safety Act 2022.
This includes arranging regular inspections and assessments, monitoring building safety risks and coordinating any necessary remedial works where required. We also work with qualified professionals to ensure important safety information relating to each building is properly maintained and reviewed.
Fire safety remains a key focus. We arrange regular fire risk assessments for the common areas of our managed buildings and work with trusted contractors to carry out any recommended actions.
We understand how important clear communication is and aim to keep residents informed about significant safety matters affecting their building. Residents are encouraged to raise any concerns with us so they can be investigated and addressed as quickly as possible.
As legislation and guidance continue to evolve, we regularly review our procedures and work with professional advisers to help maintain safe and well-managed homes for our residents.
Financial Management
We are regulated by The Property Institute (TPI) and all service charge funds are held in securely designated accounts in accordance with their regulations.
We are responsible for:
- Preparation of budgets
- Collection of service charges, ground rent and buildings insurance
- Payment of supplier’s invoices
- Preparation and distribution of audited/certifed year end accounts
- Management of reserve and general accounts
Legal
We conduct our business in accordance with current legislation. This includes compliance with all:
- Landlord and Tenant Acts
- Housing Acts
- Commonhold & Leasehold Reform Acts
- Health and Safety regulations
